nice to see another tropical CJ. the beach houses are awesome, and i love how the water looks near the shore.

@dedgren and the staff: Thanks for choosing Walker's Island, that's the biggest honor I got so far :)

@all: I'm really surprised that Walker's Island became OSITM, since I just posted one single Update :) When our godlike Karen Walker was informed about it she was so happy and I am too. I'm recently working on suburban areas and I'm talking big suburban areas. I always was very anxious to avoid urban development in disadvantage of the nature. But I searched google earth a lot and I especially took a close look to Florida and the Cote d'Azur. Urban sprawling is , unfortunatly, very big in Florida and all over the USA and Canada, but anyway, it is realistic. So I'm creating suburbia, a progress that starts with the lot editor. I'm using the LE a lot recently and that's why it takes longer, but it looks nicer.
Well, let's take a closer look on what I'm planning:


This is a picture of Elfers, Florida[/i]

I like the idea, that each house is a waterfront estate.
I tried it with peg's ponds and it's quite good.


I created some lots, using the swedish modern houses
on a new base texture with more tropical props.
So far I have 6 diffrent lots, but since in suburban areas
the houses mostly look the same those are enough lots for one suburbia.
The next Suburbia wil have another style:P

Next to this middle-class suburbia, I think about more
upper middle-class areas on the top of the cliffs like they
can be found in southern France for example.



This is close to Nizza.


This is Port d'Andratx on Mallorca Island

Both locations are Mediterranean but they can be made tropical I think,
the biggest proplen are the trees wich take the view,
but I solved this proplem already :P


Here is an example  of a lot, wich I will use for the cliff-areas,
they are more older looking, but they were built in the
1970's, a time the old look was trendy I hope.... ::)




I'm sorry there is no Update and that I show you this making of,
but this is what I'm recently doing the most to make it as good as possible....

So, I also have to tell you, that I'm off to vacation on France and the Switzerland till Sunday next week but after that I have another week vacation and I will show you more. I will post another Update before I'm off on Friday.

Congratulations and condolences!

I thought your last posting was a great update.  We now know exactly waht you are doing and what's to come.  A SUPER Fantastic SC4 Update.  I can't wait. ;D

@all: Ok, I know I promised the next Update was about
the package holiday city at the bay, but it's not done yet.
I prefered continuing on the suburban area, wich is called Royal Gardens:

Royal Gardens



The Royal Gardens are a suburban community upon the sparkling,
white beaches of the Carribbean sea. It is located on the northern
peninsula of Walker's Island just 4miles east of Port Elizabeth.




Royal Garden offers a small piece of paradise for a "small" piece of money. Estate prices start at 380.000$ and go up to 750.000$. Most of the houses are a waterfront property and have their own pools. There are only a few beachfront homes, they start at 900.000$ and go up to 1,4Mio $.

Silver Hills Estate


The Silver Hills  are an older community. They were planned and laid out in the 70's.
It is the more good old money area and new residents are not very welcome.



A closer look on the area


The Silver Hills are probably the most popular residental area in Port Elizabeth.
The view is just stunning.
