Yes,its all 1 lot,24 by 24 size,with 11000 med jobs.Fully transport enabled.

Whoa, that's huge! 

Really like how the avenue is done, tho imo the lack of a proper crossing for two opposite sidestreets is kinda impractical. Then again I don't know if that's possible to pull of with the le textures you're using.
