I now have quite a number of Industrial Lot plugins but the game still seems to just build the standard Maxis buildings, can anyone provide some advice on this ?

Without any other information to work on, I would guess that this is probably a Growth Stage issue.

If you are not using CAM, there are three Industrial Growth Stages, as well as several intermediate steps between growth stages.  At each step the games changes the percentages of which Stage building it will allow to grow.  For example, at the first step of Growth Stage 3, only 1% of buildings can be Stage 3, 16% have to be Stage 2, and 83% have to be Stage 1.  If any Stage goes over its allotted percentage, then no more buildings of that Stage level can be grown until the ratios re-balance again.

If you are using CAM, there are 10 Growth Stages, but the same process occurs.

You need to take inventory of your custom Industrial lots to determine what Growth Stage they are.  You also need to be aware of what growth Stage your industrial population is at.  If you are lacking custom lots, or have very few at any particular Growth Stages or steps, then obviously mostly, or only Maxis lots will grow.

If it is a Growth Stage issue, about all you can do is keep playing and eventually you'll start seeing your custom lots.

Another possibility is Zoning density.  If you are zoning medium density, and your custom lots are set to grow in only high density (or vice-versa), then you'll never see what you're looking for, unless you have lots that are set to grow in multiple density zones.  So you also need to know what density zones your custom lots will grow in.
